price has risen 7% in a month ahead of AGM on 27th May to approve 13sen
div n price fixing for DRP. This is despite an overall weak property market
sentiment that has seen UOA delaying its property launches. We believe this
is an opportunity to sell into strength with sell levels above RM2.35.
Earnings for UOAD for next 2 yrs is expected to be low single digits with
share price trading at fwd PER of 10.75x its highest since IPO. Its 3 yrs ave
PER is only 8x. We advocate sell into strength with buy back at RM2.00

Since hitting recent high of RM1.80 in Mar,
share price has fallen back to its strong support level of RM1.60 on thin
vol. We advocate an accumulate call as it is trading at 13.3xMarFY16 PER
below its 3 year ave of 15x. Its 9mth PBT saw Café Chain div stabilising and
is expected to reap benefits from its overseas expansions to Indo, China and
Australia. Coffee prices has also remained subdued falling 20% ytd. Trades at
huge discount to BJFOOD 21xPER and offers a yield of 4.15%. Accumulate TP:
