Conditions are currently favourable to the group as 1) The weakening
ringgit will benefit the group as they export 60% of their products overseas,
2) U.S patent cliff expiration (RM133bn over the next 5 years) will allow
group to produce more generic drug moving forward, 3) Weaker palm oil prices
should translate to lower cost for its tocotrienols 4) the scarcity for
defensive names would further emphasize on the group’s resilientness.
Currently stock is only trading at 12.4x FY15 PE and 11.2x for FY16. P/b
Value is only 1.4x which is relatively lower than regional average of 4x.
Group pays 2.7% dividend yield. Share price found a base RM0.34-RM0.365.
Defensive Buy.

Matrix concepts’ long term prospect should remain intact as the
group’s positioning in the affordable housing segment in the greater Klang
Valley remains firm. Currently, group has unbilled sales of RM400 which will
provide visibility for the year and would grow more ahead of the 1bn launches in 2h2015.
Furthermore, while the property market continue to be choppy ahead of the
implementation of the GST, Matrix’s industrial exposure in the Klang Valley
should mitigate downside risks as it accounts for 30% of its new sales. At
current prices group is trading at 6.5x PE for FY15, pays 6.5% yield which is
comparable to REIT average of 6.6%. and 37% discount to RNAV. BUY.
