to grow strongly, its office segmnt outlook is expected to be dampened with its occupancy of Sunway Tower and Sunway
Putra tower exp to drop to < 50% on the termination of one of its anchor tenants, Ranhill Worley Parsons.
Earnings contribution from the re-opening of
Sunway Putra Mall in 4Q/CY15 will only be reflected
in 2016, contributing up to 7% core
net income growth to the group. Share price rose 11% over the last month
driving dividend yields down to 5.8% (incld SPM) for FY16 vs MREIT average of
6.2%. We recommend switch to a more stable cash
flow REIT until better clarity over
the acceptance of the revamped Putra Mall.

YTLREIT main income streams are from fixed
rental income (Msia & Japan) based on master lease contracts and hotel
business’ income (Aus) based on mgmnt contract. Australia being the largest
portion of YTLREIT's portfolio with 43% of the trust’s fund allocated. Some
of the brands under the group are Jw Marriot, Marriot, Ritz Carlton, Hilton,
Vistana, Cameron Highlands Resort. Moving into FY16, groups plan to raise up
to 800mil via private placement to pare down interest cost & will lower
gearing to 23% but still attaining a yield of
around 7% (above MREIT av) and replenishing its coffers for potential new acq.
