SHL (RM3.23) – Group is an
established property developer in the outer KV (Sg. Long). Earning visibility
for the next few years will come from the launching of the RM1.5b GDV
goodview heights project. SHL’s healthy margin of 25-29% is the result of
better cost control deriving from supplying its signature red bricks and
granites & low land prices. Group’s retain earnings has been steadily
increasing making it one of the safe haven names to ride on during these
volatile mkts. Armed with a total cash pile of RM267mil (RM1.10) &
430acres of landbank in Selangor, stock is only trading at 10x PE ex cash,
div yield of 6.3% for FY15 and 7.5% for FY16. Defensive BUY for its
attractive div yield and the unlocking of more valuable landbanks in the
future.

Share price double over the past 6 months
following the uptick of interest in exporter names (upon the weaker RM) as
well as weak oil px (cheaper raw mat). While we think that the favourable
conditions are only temporary and the ramping up on its MaxInflex-Bags
capacity has already rolled forward into its FY16 valuations, at 15x PE we
think the stock is fully valued against industrial average of 13x. Instead we
suggest a switch into TGUAN which has a lighter valuations of only 7.2x for
FY16 with a div yield of 5.7% vs SLP’s 3% to mitigate downside risks in these
harsh market conditions.
